History
The Graham Companies developed the Lake Martha residential community in the 1970s. The lake is named after Martha Jane Toms, who was very active in the community and served as an early president of the Miami Lakes Women’s Club. She was married to the late Jerry Toms, who managed The Graham Companies’ dairy operations until his retirement in 1998.
Location
The community is fully developed with 227 properties, including single-family homes and townhomes. It is centrally located along Miami Lakes Drive and Miami Lakeway South. Most homes offer water views, and many of those built along the lake’s edge feature docks.
As with many of the lakes in town, Lake Martha is visible from bordering roads, offering a scenic view for both residents and passersby. The community is within walking distance of the Cypress Village Shopping Center, as well as the shops and restaurants along Main Street.

Maintenance Payments
Homeowners are responsible for one annual maintenance payment, which should be mailed to the association. Payments are due by July 1st and must be received no later than August 31st. The fiscal year runs from July through June.

Board Meetings
Monthly Board meetings are held on the 3rd Thursday of each month (except December), with the annual meeting taking place during the November session. Meeting Minutes are available on our website for residents to stay informed.
03.
Permits
Exterior changes to any home or townhouse must be approved by the Board or Community Association Manager. Unapproved alterations may result in fines or costly corrections per our enforcement policy.
